Short-Term Rental Permit Information

The Town of Colorado City requires all short-term and vacation rental properties operating within town limits to obtain an annual permit. These regulations are designed to maintain the quality and character of our community for residents and visitors alike.

Who Needs a Permit?

Any owner offering a single-family home, multi-family unit, or condominium as a short-term or vacation rental within Colorado City must obtain a permit before listing or renting the property. Operating without a valid permit is prohibited and subject to civil penalties.

Steps To Apply

1. Review the Town Code (Chapter 112) to ensure your property meets all requirements
2. Complete the online application
3. Pay the non-refundable permit fee of $48 as established by the Town Council
4. Provide the Town of Colorado City with the information they need to run a criminal background check on the property owners and property management.
5. Permits are issued within 7 business days of a complete application

Important Requirements

• Permits must be renewed annually
• The permit number must appear on all advertisements
• A 24-hour emergency contact and the property’s physical address must be designated and posted on-site
• Permits are non-transferable

Residential Affidavit of Property Class Change

If you live on the property that you Airbnb out, you will want to fill out this form and send it to the county so you are not charged as a commercial property. If the owner does not live on the property, then the Short-Term rental will be classified as a commercial property, like a hotel, and the tax rate will be higher. It is the burden of the property owner to fill out this Residential Affidavit of Property Class Change to ensure that you are being taxed correctly. County Code A.R.S. 42-12001
